Proof of Income – paystubs to cover the most recent 4 weeks of pay or other acceptable documentation to be determined on a case-by-case basis 4. A credit & background check for all applications. 5. Credit – we aim for a credit score of 600 or higher. If your credit score is below, we can accept a co-signor whose credit score is 670 or more. We do not reject applications solely on credit, but credit is one of the factors we use to assess your ability to pay rent on-time. If you apply with more than one applicant, we will use the highest credit score in the group to represent the group. 6. Background – only relevant criminal history will have a negative impact on application. 7. Evictions – no evictions within the last 4 years. Exceptions – any eviction records that: a. Did not end in judgement for the landlord b. Have been sealed c. Have been withdrawn or marked satisfied or settled, discontinued and ended d. Were filed during the COVID-19 emergency period e. Have a judgement by agreement in place or have been resolved. 8. ID Verification – A valid (not expired) government Photo ID (ie. driver's license, passport, etc.) The cost for the application, credit, and background check is $30 per applicant, 18 years of age or over. This fee is non-refundable and will not be applied towards rent or other financial obligations should applicant be approved.
