This is a whole house that's little over 1,800 sq ft with 3 bedrooms and 2 bathrooms - fairly spacious, very clean, functional, and incredibly comfortable - a great unit for short term and longer rental that is close to downtown Denver and the mountains. Upon arrival, you're greeted by a cheerful yellow door - there is a step up to get into the house. The sofa and chair and a half in the living area are incredibly comfortable for lounging. 70” smart TV for your enjoyment. The dining table comfortably seats 6. The front bedroom is on the smaller end, but very cozy and comfortable. All linens are 100% Egyptian/long-staple cotton. The duvets are 100% down. The bedroom in the basement is non-conforming with no egress window and it's small. It is the only finished room in the basement and is directly across from the big unfinished laundry/HVAC room. It has a daybed that converts to 2 twin floor level mattresses. Please note that a small number of guests have mentioned that this bedroom is "un-usable" due to the lack of egress window and that the bottom portion of the daybed is too firm. The main bathroom has a sizable walk-in shower. The master bedroom has a tub. Towels are 100% hygro-cotton, which get softer with every wash and are fairly absorbent. Pantene shampoo and conditioner, Olay or Dove body wash, Method or Mrs. Meyers hand soap provided. 3 rolls of toilet paper and 2 rolls of paper towels provided with each stay. There are two driveways, one paved on the left side that can accommodate 3 cars tandem, the other, gravel, on the right side that can accommodate 2 cars tandem. If you've got an RV or trailer, there's plenty of parking space for it on the gravel side. The neighborhood is in a "mixed use - urban" zoning area. There is an Action Center within walking distance that provides food, clothing and other items of necessity to those who are less fortunate. With that, there is presence of the homeless population to and from the Action Center. Because of this, I've had a small number of guests describe the area as "sketchy". In my experience having lived here for several months getting the place ready for rent as well as staying for months throughout the year, I've found the neighborhood quiet, neighbors friendly, area safe and very convenient. This is my primary residence when I am in state. My children and myself have severe allergies to animal dander, so please bear in mind that this a STRICT NO ANIMALS home. Once an animal enters the home, I will need to have a professional come clean all upholstery, air ducts, and wipe all furniture, clean all linens, surfaces, walls, and floors - this can range from $2,000-$3,000. Please bear the following in mind, as you are choosing to stay in my home and I do not have endless means to repair, replace or pay for extra cleaning after every guest. Take shoes off at the front door. Please be mindful not to wear shoes on the carpets especially. Failure to comply will result in a carpet cleaning fee of $400. NO food in the bedrooms. Use coasters for all drinks and nothing hot directly on the dining table. Please use a pot holder under anything hot on the dining table. Failure to comply will result in a fee of $250 to repair or $1,000 to replace, depending on the severity of the damage. All cutlery and cutting boards are hand wash only - do not wash in dishwasher. Please keep the thermostat between 65-72 degrees Fahrenheit in Winter, 70-72 degrees Fahrenheit in Summer. The house does stay fairly warm in Winter at 65 and cool in Summer at 72. Please note that the cleaning fee you pay for includes the following: 1. Changing of linens 2. Vacuuming and dusting of entire house 3. Cleaning and sanitization of all horizontal surfaces, light switches, faucet handles, mirrors 4. Putting away of clean dishes and some light dishwashing 5. Mopping of the floors This is the typical standard for a STR turnover by professional cleaners. Your cleaning fee does not cover cleaning up any messes in which extra scrubbing has to be done, whether it be floors, surfaces, dishes etc. That comes at an extra cost of $75/hour. With that in mind, please keep the house in as good condition as you found it. Photos are taken after every cleaning prior to new guest arrival.
