As you step inside, you\'ll be greeted by the chic and modern decor, with sleek finish, comfortable furnishings, and all the amenities you could ask for. The open-plan living area is the perfect place to relax and unwind, with plenty of natural light and a cozy atmosphere. PARKING: The carport is suitable for a small to medium-sized car. HOUSE RULES & REMINDERS: - We are committed to abiding by all state, county and city rules and regulations as well as protecting our properties. We\'ve partnered with \"Know Your Guest\" (Superhog) the leading vacation rental guest-screening provider. NOTE: CBP temporarily suspends operations at Lukeville border. Travelers from Puerto Peasco, Sonora, face a detour through Nogales or San Luis, causing an estimated 2-4 hour delay. Please plan accordingly and safe travels! - Please note that before your booking begins, you will need to verify your details through Know Your Guest and you will be receiving a message and/or email from (Know Your Guest aka Superhog). - You will then be given the choice between paying a refundable deposit $150 or a damage waiver of $20. - We provide a propane grill and tank for your use, and we refill the tank periodically. If you encounter an empty propane tank and want to use the grill, please refill or exchange it at a nearby Circle K or Walmart (3435 E Broadway Blvd, Tucson, AZ 85716). The cost for exchanging the tank is approximately $28. Firewood for the fire pit falls under the same situation. - Pest control services are scheduled to come every 3rd or 4th Thursday of the month to spray both outside and inside of the unit. They will knock on the door to confirm if it\'s okay to spray inside. - We provide a starter pack of toilet paper and paper towels. For longer stays (3 or more days), please expect to supplement these items on your own. - Smoking is not permitted in the unit or within 10 feet of any windows or doors. Guests will be charged a minimum fee of $500 for smoking in the unit, having a large gathering or party, or bringing an unauthorized/unapproved pet. - We allow one dog for a non - refundable fee of $200. We request that you bring a kennel to keep your dog in while you are away to minimize any damage to the furniture. - This property is a duplex, and both units can be rented out for 8 guests. Each unit has a separate outdoor gate entrance, but there is a smaller gate that provides access between the two units. There are different front door locks for each property, so you may see the other guests at some point if accessing the washer and dryer. - By booking this, you agree that any violation of our house rules will result in forfeiture of your reservation without a refund. - Check-out time is at 11 am. There is a fee of $150 for every half-hour that passes if you have not checked out. Unfortunately, we had to implement this due to some guests not leaving on time, which causes backup for our cleaners and managers. - We expect the place to be in outstanding condition upon your arrival. However, if something is not to your satisfaction, please let us know, and we will make it right. Please understand that we cannot control acts of nature or occasional equipment malfunctions, such as HVAC, water heater, or power outages. Still, we promise to act on it and get a service technician out within 24 hours of your notice.
