Total income of all applicants must be at least 2.5 times the monthly rent, based on NET income. Co-signers will not be accepted due to lack of income. Credit History: A TransUnion Resident Score is used to evaluate the applicant's credit history and ability to pay rent when due. Only Low risk scores will be accepted. Medium and High-risk applicants will be declined. Co-signers will not be accepted for tenants who fall in the medium or high-risk category. Criminal History: A criminal background check is needed on all persons age 18 or older who are going to live in the residence. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted.
