In some cases a co-signer may be required. 7. If applicants are applying as roommates, the denial of one applicant will result in all applicants being denied. 8. All applicants will be informed of their application status: Acceptance or rejection through the email provided on the original application. 9. All applicants 18 years or older must fill out and submit a separate online application. 10. All applicants will pay a $50.00 application fee. 11. If a lease is written the tenant will be required to pay a security deposit in the amount specified in the marketing ad. 12. Additional fees that may occur during leasing period: a. 10% of rent amount late fee for rent payment after the 5th of the month. $75.00 NSF Fee on all returned checks, and $300.00 Re-letting fee for breaking a lease. 13. A $200.00 Tenant Initiation Fee will be charged to the tenant at the time the security deposit is due. ERA Resident Rewards: $39 / month in addition to rent.
