INCOME REQUIREMENTS- The combined gross income of applicant/s must be at least three times the monthly rent rate. RENTAL HISTORY- Applicants must provide name, address, and dates of tenancy for previous landlords for two years. An application will not be approved if there is any previous eviction, defaults in lease agreements, untimely rental payments, or outstanding balances owed to another apartment or rental owner or property manager. CREDIT HISTORY- Applicant's credit must reflect that all accounts are current and that the applicant has a history of financial responsibility. CRIMINAL HISTORY- An applicant will be rejected if he/she has been convicted of a felony or any type of crime that would be considered a threat to the rental property, other residents or neighbor. SMOKING- NO smoking or vaping is not permitted in or on the property. UTILITIES-tenants responsibility: electric, gas, water, sewer, internet, and garbage. Owner will pay the HOA.
